This option is fantastic if you know that you want to be in a specific area of a large Metro Area like Dallas TX for a few years and you have strong job security.

If You needed to sell, shortly after purchasing the new home, Its difficult to sell a new home in a new Sub Division.

If the builders are still building new homes nearby. The reason why, is that you haven’t had time to build much equity. So you can’t reduce the price of the home enough to persuade a buyer looking at homes to purchase your home, they will just go buy a new home.

Lets get back to all the good things a new home brings to the table. Different models, like two masters, they got that. Different models, like two masters, they got that. Like a media room downstairs, got that too.

Like a Large 1 story home, no problem for these guys. You want a certain cabinets, countertops, flooring. All the home details in all price ranges. You want to work with an agent like myself that knows the home builders reps if you want all the bonus dollars that they can give you.

This is what the majority of Home Buyers do they buy a home from a Home Seller, that has their home listed on the MLS

    of the city they want to live

Homebuyers may want to buy a home in a school district they want their kids to attend, close to work, close to relatives that watch their children. There are many reasons to purchase a home in a specific area

You won’t find Many Real Estate Agents
mentioning FSBO homes because, they might not get paid. Lets Discuss this
Briefly

When a home is listed for sale in the MLS, a buyers agent commission, is posted. That says that the listing agent is going to pay the buyers agent. But when a home is not listed in the MLS, there are no guarantees that the buyers agent will get paid.

Buyers can use the listing agent but you won’t save any money. You are just giving the listing agent double the money and you have no representation at all since the listing agent works for the seller.

Let’s take a look at FSBO homes, its easy for me to show you these homes. I call the For Sale By Owner and schedule an appointment to come and see the home and determine, if it is what you are looking for. Lets say you need a home that has 4 bedrooms upstairs and the master downstairs.

I will also be looking at all the other items that you are wanting your home to have. If you agree that the home sounds like something you would like to see. I will setup another appointment for all of us to see the home. I believe that there are many homes that get passed by that would be perfect for buyers but the Realtors are afraid they won’t get paid so the buyers never get to see them

There is one more thing I need to say about

These homes are most likely marked high,
the seller gets Dollar signs in his eyes, he is looking to get Lucky.

This is becoming more popular especially for those that don’t have to commute to an from work every day. Lots of Americans work from their homes offices and they want to get away from the city life.

So, they buy an acre of land a bit out of the city, just close enough that they can enjoy a trip shopping. The land is purchased along with the assistance of a building contractor they need the building contractor to make sure that infrastructure can be developed there.

Meaning we need septic system, gas lines, waterlines and electrical lines and most likely garbage services. The contractor, has the knowledge and the resources to make sure that all of these services will be available BEFORE you Purchase the land.

I as a Real Estate Broker will help, I know all the greatest contractors and we have to find the land for the contractor to review. Also, I have got to find out from you a few areas of the countryside you would like to be and within the price range you want to spend and find this piece of land that we can all go to

But getting a little ahead of myself, we have to talk to the contractor and you have to tell him about the home you would like him to build. Then he can tell you the Price it will cost to build on the land.

Then you can speak to the best Construction Mortgage Brokers. They  found out from the Construction Company that they can build the home for 300k and that you can borrow 500k Now I can find you a piece of land no more than 200K.
